Arkansas' Best Duck Property
 This 2300 acres on White River and Raft Creek has been documented by the Arkansas Game and Fish Commission as being the most heavily used tract in the state with a daily average of 232,000 ducks mostly on this tract with the rest within eyesight in these Raft Creek White River Bottoms. Enrolled 5 years ago in the Wetland Reserve Program it was replanted in hardwoods (oak, pecan, ash) that will grow at the rate of $200 per acre per year according to the Arkansas Forestry Commission.
 Most of what wasn't replanted (about 1000 acres) was developed in the best moist soil unit in Arkansas for waterfowl. It features 6 miles of levees, 10 water control structures, and most importantly a state of the art Diversion Dam that allows the owner to flood this 1000 acres at no cost (no pumping). Every year (wet or dry) you will have at least 1000 acres of water and the largest concentration of waterfowl on any privately owned land in Arkansas. This 1000 acres grows 2000 - 2500 pounds per acre of the ducks favorite foods (with millett, smartweed, etc) and you don't have to plant it...It comes up naturally!
 The Arkansas Game and Fish Commission just purchased the adjoining 4000 acres to the North and will develop it similar to this tract. It will be called the Steve Wilson Raft Creek Wildlife Management Area and be developed for quality waterfowl hunting with only a few permits drawn each week for a limited number of blinds and "holes".
 This tract has 1.5 miles of White River frontage and 3 miles of Raft Creek frontage. It features excellent deer hunting, fishing, and 5 locked cable gates.

Premier Mississippi River Duck, Deer, and Turkey Hunting Tract with one of the largest sand bars in Arkansas. This tact offers year-round fun for the whole family. It is directly across the river from the Chickasaw National Wildlife Refuge and is only a short one hour and fifteen minutes north of Memphis . It is located between Osceola and Blytheville, Arkansas, about one mile southeast of Tomato, Arkansas. It features approximately 800 acres of high ground above the banks of the river and 700-00 acres of sandbar with a fortune in sand and gravel.

Of the 1004 deeded acres, 471.1 have been accepted into the very popular Wetland Reserve Program where the U.S.D.A. comes in and replants hardwoods in the soybean fields. This was planted in Febuary of 2002. Up to 10 percent will be left for food plots for the deer, turkey, and ducks. This timber will grow at 600 board feet per acre per year (about $200 per acre per year at today's prices). It has approximately 200 acres of good big cottonwood and willow timber in and around the sloughs on the southeast side of the property.

This property features good access with a county road and electricity near the west side of the property. It has a great 10-acre lodge site overlooking the river. A current certified appraisal shows a value of $1485 per acre for 1004 acres; $2200 for 200 acres. Owner might finance this fine property.
